Bridge loans provide quick capital, usually for a short-term horizon, until permanent financing can be arranged. Loan terms are usually 1-3 years with some extensions of time offered, if needed.  Sometimes a bridge loan can be arranged with deferred interest or interest reserve without payments, thereby affording better project cash flow until the bridge can be "taken out' with permanent financing.
